HomeSwapper is a service to help tenants in the social housing sector swap their home with another tenant, this is called a 'mutual exchange'. Adactus and Beech Housing Association have partnered with HomeSwapper to provide the service free of charge to our tenants.

Can I join?
Yes, if you're housed in permanent, self-contained accommodation and renting from a council, the Northern Ireland Housing Executive or a housing association and you want to move within the UK. Remember if you are an Adactus HA or Beech HA tenant this service will be free for you. Homeowners, private landlord's tenants, people housed in hostels or shared ownership homes can't use this scheme, nor, usually, people in supported accommodation or almshouses.

How will HomeSwapper help?
Applicants who register on HomeSwapper will be matched to new homes that meet the criteria of what and where they want to move to, as these are added to the website. 70% of new members are matched automatically to 1 or more potential swaps within the first 24 hours.

Important Information on Mutual Exchanges
A mutual exchange is where tenants of Registered Social Landlords such as Adcatus HA can swap properties provided they have their landlord's consent. As an Adactus HA or Beech HA tenant you can register your application on line at www.homeswapper.co.uk, to increase your chance of a move. Please note that Adactus HA and Beech HA can refuse an exchange under Schedule 3 Section 92 Housing Act 1985 – common examples of refusal include:

• You have rent arrears
• You have a Starter Tenancy
• You are under a notice of seeking possession
• You have a Court Order against you for breach of tenancy
• You would be significantly under occupying or overcrowding the proposed property

Once you have found a tenant you want to swap with it is vital that you get our permission. Please contact your Housing Officer as early as possible at your local housing office.
